This property is being sold "AS IS" without any warranties expressed or implied. All dimensions and descriptions are approximate and while believed to be correct are not guaranteed.

All potential buyers should inspect and review all pertinent documents independently. Each bidder is solely responsible for evaluation of the property and shall not rely on the owner, Orr Auctioneers Inc. nor any of its employees.

All potential bidders must register with Orr Auctioneers Inc. prior to the bidding portion of this Real Estate Auction. Registration as online only bidder takes place at www.BidOrr.com. Bidders must completely fill out the registration including phone number in order for your bidding number to be approved.

Orr Auctioneers Inc. will determine the Auction order and reserve the right to offer and sell the property in any manner they feel will result in the highest return for their seller.

Bids placed within the last 4 minutes of the auction will extend the auction 4 minutes. Bid extensions continue and the auction does not end until there are no bids for 4 minutes.

Auction lots 1,2,3,4,5,6 are linked lots. As linked lots none of these will close until there are no bids on any of the 6 lots for 4 minutes. This allows bidders the ability purchase or participate in the bidding process with flexibility.

The successful bidder of each property shall be determined by competitive online bidding only. The Auction will open Thursday August 20th and begin to close Thursday August 27th, 2020 at 9:00 AM.

The successful and winning bidder will be required to sign a purchase agreement contract supplied by Auctioneer immediately following the conclusion of the bidding portion of the Auction. Earnest money deposits in the amount of 10 % of the winning bid must also be paid within 2 business days.

Purchasers who are unable to close because of insufficient funds will be in default and the earnest money deposit will be forfeited. This is a cash sale and is not subject to purchaser financing nor any other contingencies.

Seller will provide current up to date abstract at seller’s expense and will convey the property by Warranty deed.

2020 taxes will be prorated to the day of closing. All future taxes shall be paid by purchaser.

This property is being sold with no current rental agreement in place. Possession will be at closing upon execution of deed transfer or lease agreement completion of leased lots (lots 1, 2 and 3).

No real estate is being transferred on the leased lots (1, 2 and 3). As standard practice leased lots on BNSF property will have a phase II environmental study completed at the seller’s expense prior to lease transfer. The sale of these parcels is subject to sellers ability to transfer lease.

Closing shall take place on or before October 2nd, 2020 unless otherwise agreed upon in writing by buyer, seller and Orr Auctioneers Inc.

The Seller has agreed to the terms of this sale as published. However Orr Auctioneers Inc. make no warranties as to seller performance.

A buyer’s premium of 2.9% capped at $600 maximum per lot applies to this auction. The buyer’s premium will be added to the bid price to become the total purchase price.
